Project Overview

Stratford Mill is a luxury build-to-rent (BTR) development in East London, constructed by Watkin Jones for developer, Anthology.

A showpiece development delivered as part of the Stratford Waterfront Regeneration, a £1.1 billion waterside cultural quarter that builds on the legacy of the 2012 Olympic Games, Stratford Mill is composed of two buildings – ‘Malt House’ and ‘Corn House’. The buildings provide 3650m2 of commercial accommodation on the lower floors, along with 75 luxury apartments, with a link structure that creates a communal roof garden for residential tenants.

 

Design Requirements

Aesthetics is an important consideration for any BTR development to attract both investors and occupiers. The Shackerley SureClad® Engineered Stone façade system was specified in two contrasting colourways; white Valpolicella SureClad® Engineered Stone cladding installed for the beams and columns, and grey Valpolicella Engineered Stone façade panels used for the infill sections of the façade. This created depth and interest in the lightweight façade, delivering the high-quality appearance of natural stone, along with the lightweight advantages and slim cladding panels made possible by using the Shackerley SureClad® Engineered Stone façade system.

Safety is also an important consideration for residential projects and the Shackerley SureClad® Engineered Stone cladding system delivers A2-s1,d0 rated façades, complying with building regulations for residential developments of 18m tall or more.

The project was designed to target a BREEAM ‘Excellent’ rating and the SureClad® Engineered Stone façade system provides excellent sustainability credentials. Shackerley’s engineered stone cladding material is produced using closed loop water recovery and anti-pollution production systems at the quarry to reduce the amount of water required and the environmental impact of the production process. Shackerley SureClad® Engineered Stone façades have high flexural strength, which enables thinner SureClad® Engineered Stone cladding panels of up to 3000 x 1200mm and typically just 20mm thick, enabling a lighter weight support structure.

 

Materials used

The Shackerkley SureClad® Engineered Stone A2-s1,d0 rated cladding system was installed for a total façade area of almost 6,200 m2, using very large format cladding panels of 3050mmx 1240mm, enabling a seamless slab-to-slab façade design.

White Shackerley SureClad Engineered Stone façade panels were installed for the beams and columns with grey cladding panels installed for the infill sections. The complete, installation-ready façade system was manufactured at one our ISO 9001 certified UK factories in Lancashire for delivery straight to site. The system was installed using the Shackerley’s SureClad® Hang On cladding installation system.
